History of the Royal Palm Neighborhood
The area developed with the expansion of agriculture as a result of the completion of the Arizona Canal just to the north of Royal Palm. The earliest homes date back to the second decade of the twentieth century: this was a citrus farm.
Residential development was beginning by the end of the 1940's, and quickly developed into what is today, 47 subdivisions in the Royal Palm Neighborhood.
As the area grew schools like Rancho Solano opened on Dunlap, west of 15th Avenue, in September 1962 and Montessori Center School on 19th Avenue opened in 1989. The Montessori exists on the original farmstead of John Walsh, an inventor of the electronic poker machine: citrus, dates, grapes and hundreds of rose bushes were once grown on the site.
Royal Palm Park:
Royal Palm Park was created from 29 acres: the neighborhood residents conducted many meetings and interviews to determine the residents' vision for the Park. In 1976, the land was landscaped, the sprinkler system installed and, the now very beautiful mature, trees planted. Read more about the Royal Palm Park.
Neighborhood Homes:
The Royal Palm Neighborhood is a community of more than 1,400 households: it still, retains an open rural atmosphere. In face, there are quite a few horse properties here as well.
Homes in Royal Palm come in many styles and price ranges though ranch homes predominate. Prices range from the mid $200,000's to about $1.5 million but most range in price from $300,000-$700,000.
While a lot of homes were built in the mid-century some are newer, from the 1980's, 1990's and increasingly luxury homes were built after that. It is these newer larger homes which tend be priced over $1,000,000 plus older remodeled homes as well.
