Litchfield Park, in Maricopa County Arizona and just 16 miles west of Phoenix, the historic center of the Southwest Valley. Litchfield Park is a unique, small residential suburban community with many beautiful homes, mature landscaping, sidewalk cafes, excellent schools providing a casual atmosphere and friendly neighbors. The first land claims (640 acres) which included that land which now is Litchfield Park’s downtown area were filed in early 1910 by William Kriegbaum of Riverside, CA and the first settlers claimed land west of the Agua Fria River to introduce citrus groves.

In 1916, Paul W. Litchfield, a junior executive of Goodyear Tire and Rubber Company, arrived to purchase the original land claims thousand of more acres to produce Egyptian long-staple cotton for use in reinforcement of automobile and truck tires because, with the advent of World War I, Goodyear could no longer import an adequate supply from overseas. Eventually, Mr. Litchfield formed the Southwest Cotton Company (later Goodyear Farms) and made Litchfield Ranch into its headquarters and thousands of these acres were cultivated. Through the 1930’s until 1944 the area also contained a Goodyear test site for auto, truck and tractor tires.
Litchfield was a driving force in the placement of Luke Air Force Base that began construction in 1941 just north of the community, and today “Luke” provides the largest center for the training F16 fighter pilots in the world.
Moreover, many Litchfield Park residents are retired military personnel. Litchfield Park grew extensively during World War II and after. Since, there have been two major building surges in Litchfield. The first expansion came between 1970 to 1979 and a second from 1999 to October 2005 together producing about 60% of the homes in Litchfield Park.
Ultimately, Litchfield Park, covering 3.3 square miles, was incorporated as a city in 1987. The Wigwam Resort, once the "Organization House” built as a guesthouse for Goodyear Tire visitors, opened to the public in November 1929 and comprises a fair portion of the city. As of the 2010 Census, the city’s population is just over 5,000 people. Litchfield Park receives about 8”of rain per year versus the 37” US average and snowfall is zero; in fact, the days per year with any measurable precipitation averages fewer than 30. Allowing for cloudy days, there are an average of 294 sunny days per year.
Temperatures range from the July high at around 107 degrees and the January low of 36.
Any discussion of Litchfield Park real estate listings and Litchfield homes for sale, particularly for someone moving to the area, should mention the difference between homes within the Litchfield Park city limits and the numerous adjacent or closely nearby communities outside these limits. Camelback Rd, defines the city limits to the north and
Dysart Rd to the east, Indian School Road to south, and Litchfield Road to the west; however, this western boundary is extended out to include the communities of Village at Litchfield Park, Litchfield Park Greens, and LaLoma Village.
Subdivisions like Dreaming Summit, Wigwam North and South, Veranda, Savannah, Dysart Ranch, Russell Ranch, Arroyo Mountain Estates, Arizona Estates, and more may provide a Litchfield address but receive services from Maricopa County and/or the community. In general, at the high school level, school districts overlap.
