Urban Bike To Roosevelt

On a rather hot January day, my bike went into the back of my TT - yes, it fits, and we drove down to one my properties in North Central Phoenix where the car was left. Instead of riding through the mountain preserve like I usually do I drove around it. The fact is that taking the same route over and over simply bores me after a while. That goes even from driving the same streets. That's usually a signal to move.

The weather was perfect and the sun blazing enough to drive people en masse to the local parks and the streets. I was surprised how busy it was.

The Phoenix Trolley Museum

The Phoenix Light Rail may seem new, but its really a rebirth of a mode of transportation which used to exist in Phoenix. Central Phoenix used to have an extensive trolley system which was removed with the advent of the automobile. It's too bad that that happened, but at lease some people had the foresight and fortitude to preserve what was left. This was done by The Phoenix Trolley project.

The Phoenix Trolley project was started in 1975 by a group of individuals who purchased one of the last remaining bodies of an original Phoenix Streetcar. The project became a Museum and was established as a 501(c)3 Nonprofit Corporation in 1978. Since that time, a Car Barn has been constructed, and Streetcar #116 has been partially restored and made operational.…

57 Miles of Urban Bike

Now that it's cooler riding is a blast and I should be doing more of it, but I'm not. I have to run 2 companies and another new start-up, but those are really excuses. What's on my mind is a mountain bike, something that's been eluding me for years or ever since I stopped BMX racing years ago and went to street riding. I miss being rougher with a bike on the trails and in the streets. I need to adrenaline of jumping. So soon my carbon Trek will be joined by a carbon hard-tail by Ibis cycles.

None the less I was able to knock out 57 miles while also showing 2 properties to prospective tenants and checking up on a clients vacation home in the Woodlea historic neighborhood.

A Vintage Modern Ranch For Lease in Phoenix's Windsor Square Neighbohrood

Just released into the wild market is this really nice remodeled transitional ranch style home in one of the hottest neighborhoods in town near one of the most vibrant intersections. The neighbohrood is the Windsor Square historic neighborhood, a beautiful area with amazing home and plenty of character, the intersection is Central and Camelback with hot new restaurants like Postino on Central, The Windsor, Aiello's, St. Francis, Uptown Brewery and staples like the Good Egg and all of this and more local businesses are withing walking distance as is the light rail, specifically the busy Uptown Station.

Urban Phoenix Parks, Coronado Park

When I visited Coronado Park in the Coronado historic district the tennis courts were full, there were people doing Thai chi on the tree shaded grass, a family was feeding pigeons and several people were exercising and stretching. The public pool was empty closed for season.

The main field was filled with water, the irrigation had filled it full and it looked like a lake, maybe a shallow swamp with wild grasses strewn throughout it. The Colors of Coronado Homes in Historic Phoenix

The Coronado historic district is only historic in it's home type. In everything else it is a contemporary neighborhood occupied by creative and professional people, many of whom have make this little home rather beautiful and bountiful. It take a lot of talent to make a small home work, to nurture and bloom these homes and for the most part, people are succeeding. 

Beige is the color most difficut to find in Coronado: beige takes back stage role in favor of color and personality: beige is the for the suburbs of neo tuscan, modified ranch, and newer HOA restricted homes.

New Additions To The Phoenix Architecture Section

Urban Bike: Sonoran Bikeway on 3rd Avenue

The fifty mile bicycle route meanders, in part, through the lush green streets of Central Phoenix, under the canopy of huge trees, expansive irrigated lots and historic homes.sonoran_bike_way_430

The Phoenix Sonoran Bike-way is a 50 mile route stretching between Cave Creek and South Mountain with much of it going right down the center of Phoenix except for when it splits down Cave Creed Rd. or Dreamy Draw only to meet again close to Loop 101.

The photo on the right is from part of the Bikeway in North Central Phoenix along 3rd ave. South of Maryland.  Heading south this route ends at a cul-de-sac with a narrow passage to allow bicyclist through between two homes. Since this is an older part of the city the landscape is lush and green creating a very un-desert…

What Happens To Underpriced Phoenix Homes In a Busy Seller's Market

So far twice this week our clients and I were part of a heard of people to visit a home that just hit the market.  Both homes were in Central Phoenix, but this phenomena is prevalent throughout the valley. 

Inventory of homes is exceptionally low at just over 3 months and those 3 months includes a bunch of over priced and mis-marketed homes which are really on the market rather then in it.

So when a nice property in any of the three popular flavors of traditional, bank owned or short sale comes on the market the market comes in to even out the score. When the home is priced for the market there is less of a pull, but when the homes are under-priced then the market floods in to quickly fill the void.
