Living Along The Phoenix Light Rail

real estate along the phoenix metro light railWhen the metro Phoenix light rail opened in December 2008 there were a lot of skeptics, there still are, but ridership is beyond expectations.  

It's quickly become a welcome often used mode of transportation ready for the next stages and expansion is only limited by money and time, not demand.

The current economic down turn has put a lot of activity to a stop: expansion plans have been moved back a few years, overbuilt condo projects sit empty awaiting their turn at the trustee sale, and many commercial store fronts sit empty awaiting the money wheel to turn again.  

Sounds grim, but that's simply part of the cycle and the light rail and the trend toward urban living are long term.

In the long term life along the rail will flourish.  Despite the economic woes there's plenty of activity in urban Phoenix.

Coffee shops are full, even a few new ones opened up: culinary aspiration are coming to fruition for many new restaurant owners: and the city is active in arts.  Of course those are not sufficient to sustain a city, but it's those type of activities that will drive the population to the urban centers and do quite well when the economy is back on the upswing.  

I know lots of people already who don't have cars by choice.  They don't need them when the light rail is easily accessible and so is much of the city along the 21 mile route.  If you combine the rail with a bicycle the area you can cover expands a lot.

In the future expect real estate to perform well along the light rail: it's already desirable and more demand will help drive the area into becoming quite the active city center, something that was missing in Phoenix.
