Listings Need Copy That Match Home Buyers' Online Searches

The copy used to market a home must reflect the home's characteristics and those characteristics need to be expressed properly to match how buyers are searching for homes. Otherwise they may not even see the property.  It's that simple, but sometimes difficult to implement and it takes some thought. 
Online marketing is great.  

Over 90% of home buyers look online for home. The presentation and information available can be extensive and extraordinary.  An online marketing package with photos, floor-plans, details, neighborhood information is no good if the people most interested in homes like this don't even get a chance to see it. 

This is an actual description of a home for sale.  This is the only description available for this home.

"This is a lender owned property and has just recently been gone through. The property is being sold ”as-is” with no warranties given or implied. LSR or Proof of funds is required. Please waive SPDS and CLUE report in your offers. Acceptable offers will be countered with required addendum."

It is this description and maybe one or two photos that everyone sees when the property is syndicated to all the websites on the internet.  

It is a very common description.  I see hundreds of properties that have the same or similar words.
What are they selling? What about the house? Does this kind or description serve to better the sale? No, it hurts the seller.

It does not matter who the client is, an individual or a bank trying to sell properties. There is no excuse for the type of copy noted above.

Investing time into good copy will pay great dividends. It's needs to be descriptive, realistic and attractive, something that will inform and pique someones' interest.  There need to be words that will match what a buyer will type into the search engines and also attract attention once read in full to spark interest in the home.

More then ever it's crucial to get this right so that your homes does not get lost in the increasingly competitive and crowed online world.
