- Location: this is one thing you can't change. You can improve the neighborhood, but that's a lot of work. In terms of pure return pick your location carefully.
- Architecture: well designed structures do better and are more inclined to withstand the test of time.
- Floorplan: lifestyles change and so should floor plans. In many homes, well designed homes, the floor-plan can be changes with little problems and they should be, because narrow hallways and door-ways, small bedrooms and tight bathrooms just won't cut it in modern times.
- Light: this is a big one. Light can be used to enlarge a space if it is small to liven up colors and instill a more lively sense into a home. The same reason people have more depression in the dreary norther winters is the same reason dreams die in dark rooms. Fill a home with light and it's as good as sold.
- Storage: while the recent recession will make people think twice about buying for the sake of buying storage is still at a premium and something that will bring sparks to many home buyer's eyes.
- Design: more then architecture, design are the lights, the window coverings, kitchen and so on. It is the jewelry on the home and the better it is integrated, pleasing, functional and beautiful the more it is valued
- Age: some would argue that new homes just like new cars sell better and they do, but if that is because they have many of the characteristics noted above and if you can endow an older home with many of these then age will not be an issue, in fact many of the old historic homes, when update, can be quite alluring and even sell at a premium.
